Konut sat\u0131\u015f\u0131nda son durum"},"content":{"rendered":"<div>\n<p>AA muhabirinin T\u00fcrkiye \u0130statistik Kurumu (T\u00dc\u0130K) ve di\u011fer \u00fclkelerin ilgili kurumlar\u0131n\u0131n verilerinden derledi\u011fi bilgilere g\u00f6re, T\u00fcrkiye, ortalama 1,5 milyona yakla\u015fan y\u0131ll\u0131k konut sat\u0131\u015f\u0131nda 44 \u00fclkenin bulundu\u011fu Avrupa&#8217;da zirvede yer al\u0131rken, 37 \u00fclkeli OECD&#8217;de ise ABD&#8217;nin ard\u0131ndan ikinci s\u0131rada bulunuyor.<\/p>\n<p>OECD&#8217;de T\u00fcrkiye&#8217;yi geride b\u0131rakan tek \u00fclke olan ABD&#8217;de ge\u00e7en y\u0131l 4,06 milyon konut sat\u0131l\u0131rken, bu rakam T\u00fcrkiye&#8217;de 1 milyon 478 bin 25 olarak ger\u00e7ekle\u015fmi\u015f durumda bulunuyor.<\/p>\n<p>Avrupa&#8217;da T\u00fcrkiye&#8217;nin ard\u0131ndan en y\u00fcksek konut sat\u0131\u015f\u0131 1,24 milyonla Birle\u015fik Krall\u0131k&#8217;ta ger\u00e7ekle\u015firken, bu rakam Fransa&#8217;da 750 bin, \u0130talya&#8217;da yakla\u015f\u0131k 720 bin, \u0130spanya&#8217;da 715 bin 429, Hollanda&#8217;da 206 bin 500, Portekiz&#8217;de 156 bin 325, \u0130sve\u00e7&#8217;te ise 164 bin 80 oldu.<\/p>\n<p>Sekt\u00f6r temsilcileri, T\u00fcrkiye&#8217;deki in\u015faat sekt\u00f6r\u00fcn\u00fcn g\u00fcc\u00fcn\u00fc, konut alan\u0131ndaki verileri, y\u00fcksek konut sat\u0131\u015f oranlar\u0131na ra\u011fmen ev sahipli\u011fi oran\u0131ndaki d\u00fc\u015f\u00fc\u015f\u00fc ve sekt\u00f6r\u00fcn b\u00fcy\u00fcmesi i\u00e7in neler yap\u0131lmas\u0131 gerekti\u011fini AA muhabirine anlatt\u0131.<\/p>\n<p><img decoding=\"async\" alt=\"\" src=\"https:\/\/i12.haber7.net\/\/haber\/haber7\/photos\/2025\/45\/Z5rfc_1762506328_6627.jpg\" style=\"width: 100%;height: auto;max-width: 100%\"><\/p>\n<h3><span>(VER\u0130LER) KONUTUN \u00dcLKEM\u0130ZDE TEMEL B\u0130R YATIRIM ARACI OLDU\u011eUNU G\u00d6STER\u0130YOR<\/span><\/h3>\n<p>Gayrimenkul Yat\u0131r\u0131mc\u0131lar\u0131 Derne\u011fi (GYODER) Ba\u015fkan\u0131 Ne\u015fecan \u00c7ekici, y\u00fcksek konut sat\u0131\u015f ivmesinin bu y\u0131l da devam etti\u011fini belirterek, ocak-eyl\u00fcl d\u00f6neminde y\u0131ll\u0131k bazda y\u00fczde 19,2 artarak 1 milyon 128 bin 727&#8217;ye y\u00fckseldi\u011fini s\u00f6yledi.<\/p>\n<p>T\u00fcrkiye&#8217;de konut sekt\u00f6r\u00fcn\u00fcn \u00e7ok g\u00fc\u00e7l\u00fc oldu\u011funu dile getiren \u00c7ekici, <strong>&#8220;Konut sat\u0131\u015f\u0131nda Avrupa&#8217;da birinci, OECD \u00fclkeleri aras\u0131nda ise ikinci olmam\u0131z, sekt\u00f6r\u00fcn dinamik yap\u0131s\u0131n\u0131 ve konutun \u00fclkemizde ne kadar temel bir yat\u0131r\u0131m arac\u0131 oldu\u011funu g\u00f6steriyor. Bu rakamlar, gayrimenkul\u00fcn sadece bar\u0131nma de\u011fil, ayn\u0131 zamanda tasarruf ve birikim arac\u0131 olarak da g\u00f6r\u00fclmesinin bir sonucu.&#8221;<\/strong> dedi.<\/p>\n<p><img decoding=\"async\" alt=\"Konut sat\u0131\u015flar\u0131 h\u0131z kesmiyor\" src=\"https:\/\/cdnuploads.aa.com.tr\/uploads\/Contents\/2018\/09\/30\/thumbs_b_c_143ddd8d1ae16e7617cbc13965f17133.jpg\" style=\"width: 100%;height: auto;max-width: 100%\"><\/p>\n<h3><span>SEKT\u00d6R\u00dcN B\u00dcY\u00dcKL\u00dc\u011e\u00dc UZUN VADEL\u0130 POL\u0130T\u0130KALARIN \u00d6NEM\u0130N\u0130 ORTAYA KOYUYOR<\/span><\/h3>\n<p>Ne\u015fecan \u00c7ekici, y\u00fcksek sat\u0131\u015f hacminin, s\u00fcrd\u00fcr\u00fclebilirlik ve eri\u015filebilirlik a\u00e7\u0131s\u0131ndan dikkatle analiz edilmesi gereken bir tabloyu da beraberinde getirdi\u011fini ifade ederek, s\u00f6zlerini \u015f\u00f6yle s\u00fcrd\u00fcrd\u00fc:<\/p>\n<p><strong>&#8220;Artan maliyetler ve finansmana eri\u015fim zorluklar\u0131, konut al\u0131c\u0131lar\u0131n\u0131n davran\u0131\u015flar\u0131n\u0131 \u015fekillendiriyor. Sekt\u00f6r\u00fcn b\u00fcy\u00fckl\u00fc\u011f\u00fc, ayn\u0131 zamanda arz-talep dengesini koruyacak uzun vadeli politikalar\u0131n \u00f6nemini ortaya koyuyor. Konut \u00fcretiminde nitelik, kentsel d\u00f6n\u00fc\u015f\u00fcm, enerji verimlili\u011fi ve \u015fehir planlamas\u0131 gibi unsurlar art\u0131k sat\u0131\u015f kadar \u00f6nemli hale geldi. T\u00fcrkiye&#8217;nin konut piyasas\u0131 g\u00fc\u00e7l\u00fc, ancak bu g\u00fcc\u00fc sosyal konut, ye\u015fil bina ve d\u00f6n\u00fc\u015f\u00fcm projeleriyle dengelememiz gerekiyor. Devletin bu anlamda ad\u0131mlar\u0131 k\u0131ymetli.&#8221;<\/strong><\/p>\n<p>\u00c7ekici, sat\u0131\u015f hacmi kadar, topluma ve \u00e7evreye katk\u0131 sa\u011flayan bir sekt\u00f6r yap\u0131s\u0131n\u0131 hedeflediklerinin alt\u0131n\u0131 \u00e7izerek, b\u00f6ylece hem ekonomik hem sosyal anlamda daha dengeli bir b\u00fcy\u00fcme sa\u011flanabilece\u011fini s\u00f6yledi.<\/p>\n<p><strong>&#8220;Y\u00fczy\u0131l\u0131n Konut Projesi&#8221; <\/strong>kapsam\u0131nda 81 ilde 500 bin sosyal konut yap\u0131laca\u011f\u0131n\u0131 an\u0131msatan \u00c7ekici, bu ad\u0131mlar\u0131n sevindirici oldu\u011funu bildirdi.<\/p>\n<p><img decoding=\"async\" alt=\"Anadolu Ajans\u0131\" src=\"https:\/\/cdnuploads.aa.com.tr\/uploads\/sirkethaberleri\/Contents\/2020\/10\/15\/thumbs_b_c_77072481635eeb9f214398688a5ccd3d.jpg\" style=\"width: 100%;height: auto;max-width: 100%\"><\/p>\n<h3><span>10 YILLIK KONUT POL\u0130T\u0130KASI OLU\u015eTURULMALI<\/span><\/h3>\n<p>GYODER Ba\u015fkan\u0131 \u00c7ekici, T\u00fcrkiye&#8217;de y\u00fcksek say\u0131daki konut sat\u0131\u015f\u0131na ra\u011fmen ev sahipli\u011fi oran\u0131ndaki d\u00fc\u015f\u00fckl\u00fc\u011fe i\u015faret ederek, bu anlamda &#8220;1+0&#8221; daire tipinin yap\u0131m\u0131na tekrar izin verilmesinin, sosyal konut hamlesinin ve kentsel d\u00f6n\u00fc\u015f\u00fcme y\u00f6nelik desteklerin \u00f6neminin alt\u0131n\u0131 \u00e7izdi.<\/p>\n<p>D\u00f6n\u00fc\u015f\u00fcm ve finansman alan\u0131nda ya\u015fanan problemlere de\u011finen \u00c7ekici, 10 y\u0131ll\u0131k konut politikas\u0131 olu\u015fturulmas\u0131, arsa, finansman, tasar\u0131m ve konut tiplerinin net olarak planlanmas\u0131, bu ama\u00e7la kamu, \u00f6zel sekt\u00f6r ve STK&#8217;lerin kat\u0131laca\u011f\u0131 &#8220;T\u00fcrkiye Konut Politikas\u0131 Platformu&#8221; kurulmas\u0131 gerekti\u011fini vurgulad\u0131.<\/p>\n<p>\u00c7ekici, son y\u0131llarda konut \u00fcretiminde estetikten uzakla\u015f\u0131ld\u0131\u011f\u0131 y\u00f6n\u00fcndeki ele\u015ftirilere ili\u015fkin, bunu \u00f6nemsediklerini, h\u0131zla artan kentsel d\u00f6n\u00fc\u015f\u00fcm\u00fcn ve n\u00fcfus dinamiklerinin sekt\u00f6rde \u00f6nceli\u011fi adet bazl\u0131 \u00fcretime kayd\u0131rd\u0131\u011f\u0131n\u0131 s\u00f6yledi.<\/p>\n<p>Ne\u015fecan \u00c7ekici, <strong>&#8220;Ancak geldi\u011fimiz noktada, sadece bar\u0131nma ihtiyac\u0131n\u0131 kar\u015f\u0131layan de\u011fil, ya\u015fam kalitesini art\u0131ran ve kente de\u011fer katan projeler \u00f6n plana \u00e7\u0131k\u0131yor. Estetik, mimari kimlik ve yerel dokuyla uyum konular\u0131 sekt\u00f6rde giderek daha fazla \u00f6nem kazan\u0131yor.&#8221;<\/strong> \u015feklinde konu\u015ftu.<\/p>\n<p><img decoding=\"async\" alt=\"TOK\u0130, Malatya deprem konutlar\u0131\" src=\"https:\/\/i12.haber7.net\/\/haber\/haber7\/photos\/2025\/45\/sRg3o_1762506382_367.jpg\" style=\"width: 100%;height: auto;max-width: 100%\"><\/p>\n<h3><span>D\u00dcNYADA BENZER\u0130 G\u00d6R\u00dcLMEM\u0130\u015e B\u0130R BA\u015eARI<\/span><\/h3>\n<p>Konut Geli\u015ftiricileri ve Yat\u0131r\u0131mc\u0131lar\u0131 Derne\u011fi (KONUTDER) Y\u00f6netim Kurulu Ba\u015fkan\u0131 Ziya Y\u0131lmaz da konut sat\u0131\u015flar\u0131 i\u00e7erisinde son y\u0131llarda ikinci elin pay\u0131n\u0131n artt\u0131\u011f\u0131n\u0131 belirterek, birinci el \u00fcretimini ve sat\u0131\u015f\u0131n\u0131 art\u0131rmalar\u0131 gerekti\u011fini s\u00f6yledi.<\/p>\n<p>Faiz oranlar\u0131ndaki d\u00fc\u015f\u00fc\u015f ve krediye eri\u015fimin kolayla\u015fmas\u0131yla hem birinci el hem de kredili sat\u0131\u015flar\u0131n artmas\u0131n\u0131 beklediklerini dile getiren Y\u0131lmaz, sekt\u00f6r\u00fcn, T\u00fcrkiye&#8217;nin ekonomik b\u00fcy\u00fcmesinin en \u00f6nemli itici g\u00fcc\u00fc konumunda oldu\u011funu, bu ba\u015far\u0131 hikayesinde yabanc\u0131ya sat\u0131\u015f\u0131n da etkisinin bulundu\u011funu anlatt\u0131.<\/p>\n<p>Y\u0131lmaz, deprem b\u00f6lgesinde \u00fcretilen konutlar\u0131n yan\u0131 s\u0131ra k\u0131sa s\u00fcre \u00f6nce a\u00e7\u0131klanan 500 bin konutluk \u00fcretim hamlesinin d\u00fcnyada benzeri g\u00f6r\u00fclmemi\u015f bir ba\u015far\u0131 oldu\u011funu kaydederek, <strong>&#8220;Bu b\u00fcy\u00fck \u00e7al\u0131\u015fma, hem kamunun hem de \u00f6zel sekt\u00f6r\u00fcn \u00fcretim kapasitesini g\u00f6zler \u00f6n\u00fcne sermekte, sekt\u00f6r\u00fcm\u00fcz a\u00e7\u0131s\u0131ndan da \u00f6nemli bir motivasyon kayna\u011f\u0131 olmaktad\u0131r.&#8221;<\/strong> dedi.<\/p>\n<p>Kal\u0131c\u0131 bir arz dengesinin sa\u011flanabilmesi ve bu ivmenin daha s\u00fcrd\u00fcr\u00fclebilir olmas\u0131 i\u00e7in \u00fcretim ko\u015fullar\u0131n\u0131n daha eri\u015filebilir hale gelmesi gerekti\u011fini vurgulayan Y\u0131lmaz, s\u00f6zlerini \u015f\u00f6yle s\u00fcrd\u00fcrd\u00fc:<\/p>\n<p><strong>&#8220;Bug\u00fcn \u00fcretim h\u0131z\u0131n\u0131 yava\u015flatan en \u00f6nemli unsurlar\u0131n ba\u015f\u0131nda y\u00fcksek arsa maliyetleri ve finansmana eri\u015fim geliyor. Kamu eliyle \u00fcretilecek arsalar\u0131n \u00f6zel sekt\u00f6re vadeli ve uygun ko\u015fullarda sa\u011flanmas\u0131 \u00fcretim maliyetlerini dengeleyecektir. Kamunun planl\u0131 arsa \u00fcretim g\u00fcc\u00fc ile \u00f6zel sekt\u00f6r\u00fcn h\u0131z ve kalite kabiliyetinin birle\u015fmesi durumunda konuta eri\u015fimin yakla\u015f\u0131k y\u00fczde 40 artabilece\u011fini \u00f6ng\u00f6r\u00fcyoruz.&#8221;<\/strong><\/p>\n<p>Y\u0131lmaz, m\u00fcteahhitlerin sadece konut in\u015fa eden de\u011fil, kentlere kimlik kazand\u0131ran ve ya\u015fam kalitesini y\u00fckselten projeler \u00fcreten bir yap\u0131ya kavu\u015fmas\u0131 gerekti\u011fini belirterek, <strong>&#8220;Yeni projelerde ye\u015fil alanlara, sosyal donat\u0131lara ve insan odakl\u0131 planlamaya verilen \u00f6nem her ge\u00e7en y\u0131l art\u0131yor. Markal\u0131 konut \u00fcreticilerimizin \u00fcretim kalitesinin ve mimari anlay\u0131\u015f\u0131n\u0131n art\u0131k d\u00fcnya standartlar\u0131n\u0131 yakalad\u0131\u011f\u0131n\u0131, hatta bir\u00e7ok alanda bu standartlar\u0131 a\u015ft\u0131\u011f\u0131n\u0131 d\u00fc\u015f\u00fcn\u00fcyoruz.&#8221;<\/strong> \u015feklinde konu\u015ftu.<\/p>\n<h3><span>T\u00dcRK\u0130YE, L\u0130DERL\u0130\u011e\u0130N\u0130 GELECEK YILLARDA DA S\u00dcRD\u00dcRECEK<\/span><\/h3>\n<p>\u0130n\u015faat\u00e7\u0131lar ve Gayrimenkul Geli\u015ftiricileri Derne\u011fi (\u0130NDER) Ba\u015fkan\u0131 Engin Ke\u00e7eli ise T\u00fcrkiye&#8217;nin konut \u00fcretimi ve sat\u0131\u015f\u0131nda hak ederek elde etti\u011fi liderli\u011fini gelecek y\u0131llarda da devam ettirece\u011fini belirterek, \u015fu de\u011ferlendirmelerde bulundu:<\/p>\n<p><strong>&#8220;N\u00fcfus yap\u0131s\u0131 ile gen\u00e7 n\u00fcfusun genele oran\u0131 Avrupa ve OECD ortalamas\u0131n\u0131n \u00e7ok \u00fcst\u00fcnde. Bunun yan\u0131 s\u0131ra \u00fcretim kabiliyeti de ayn\u0131 \u015fekilde \u00e7ok dinamik ve i\u015ftahl\u0131. Bu nedenle hem talep hem de arz olu\u015fumu a\u00e7\u0131s\u0131ndan \u015fartlar olumlu. Ayr\u0131ca T\u00fcrk gayrimenkul geli\u015ftiricileri son y\u0131llarda \u00e7ok ilerleme kaydetti. Bu durum hem teknoloji hem de i\u015f g\u00fcc\u00fc geli\u015fimi a\u00e7\u0131s\u0131ndan fark\u0131n\u0131 ortaya koydu.
